Overview

We are currently seeking an M&E Small Works Manager in Bury to take ownership of a growing stream of small works (£50k and below) alongside servicing opportunities across the North-West.

These works are mainly focused around hospitals so experience delivering projects in healthcare and other live, occupied environments is important.

The business is currently completing this work through existing Project Managers, but there is a clear opportunity to bring in someone better suited to small works who can take control, improve consistency, and help grow the offering over time.

This role is particularly well suited to a plumber/pipefitter by trade (or similar mechanical background) who has worked their way up into contracts management, small works, or facilities management and enjoys being hands-on with delivery, people and clients.

They are seeing increased demand for small works and servicing and want a dedicated manager to lead this area, bringing structure, strong communication, and reliable delivery in live environments.

What You'll Be Doing

  • Securing, pricing and delivering M&E small works and minor projects (typically £50k and below)
  • Preparing quotes, managing budgets, tracking costs, and approving invoices
  • Helping build and grow the small works and servicing offering, improving structure and consistency
  • Managing works across mechanical, electrical, ventilation, BMS, builders works and joinery
  • Planning works to minimise disruption in live environments, including decant processes where required
  • Ensuring installations meet current guidelines, relevant HTMs, and high quality standards
  • Inspecting work to confirm it meets specification and aligns with design requirements
  • Coordinating subcontractors, labour and other trades, managing access, permits and daily site activity
  • Maintaining a high standard of document control and consistent operational procedures
  • Acting as the main point of contact for clients, providing updates and ensuring satisfaction
  • Running structured meetings with site staff, clients and management, keeping communication clear
  • Keeping sequencing and short-term planning under control so work fronts move smoothly
  • Solving problems as they arise and responding to changing site conditions
  • Ensuring health and safety standards are met at all times

Skills & Experience Required

  • Experience managing FM small works, minor projects or small-value building services works
  • Strong track record delivering works in healthcare environments (hospitals / occupied sites)
  • A practical understanding of multiple disciplines, including:
    • Mechanical
    • Electrical
    • Ventilation
    • BMS
    • Builders works
    • Joinery
  • Confident pricing, quoting and managing multiple jobs concurrently
  • Able to demonstrate stability and consistency through work history
  • Comfortable working in live, occupied environments with minimal disruption
  • Strong organisational skills and a tidy approach to documentation and reporting
  • SSSTS or SMSTS (preferred)
  • Full UK driving licence

Strong preference for:

  • A plumber/pipefitter by trade (or similar mechanical background) who has progressed into small works, FM, or contracts management

Desirable

  • Manual Handling, IPAF, Asbestos Awareness, First Aid
